We are a Belgian real estate development company founded in 1985, with experience in office, commercial and residential construction. We create unique projects that enrich the architectural landscape of cities, while taking care of the comfort of future users and guided by the idea of sustainable development.
For over 30 years, we have been successfully implementing investments also in Poland. In 2017, the Warsaw Spire skyscraper, as the only project from Polish, was awarded the title of World’s Best Office Building in the MIPIM competition organized in Cannes. At the beginning of 2020, we commissioned a unique apartment building in a historic tenement house at 13/15 Foksal Street, which was recognized as the best luxury property in Central and Eastern Europe as part of the CIJ Awards “Hall of Fame: Best of the best” competition. In 2021, we completed the construction of the prestigious Flisac investment, on the Vistula River, in the vicinity of the Świętokrzyski Bridge, right next to the Copernicus Science Centre metro station. In 2022, we completed the first stage of the construction of the Groen housing estate in Konstancin-Jeziorna, located in the immediate vicinity of the Botanical Garden. In March 2022, we sold The Warsaw HUB office building, which was purchased by Google. It was a record-breaking sale transaction in the history of the region Central and Eastern Europe, for which we have been awarded in two prestigious real estate industry competitions: Eurobuild Awards 2022 oraz CEE Investment & Manufacturing Awards 2022.

Projects
Groen Konstancin – STAGE I, II
Groen Konstancin is a housing estate consisting of single-family semi-detached and terraced houses. The first stage, comprising 48 houses located in the western part of the investment area, was completed in 2022. The construction of the second stage of the investment, which consists of another 48 houses, was completed in 2023. Groen Konstancin is distinguished by its unique architecture characterized by attention to detail, timeless elegance, high quality of materials and modern design. The estate also includes a recreational area for residents with a green pitch and a small pond with a pier.
Bliskie Piaseczno – Stage I
Near Piaseczno is a housing estate that is a new quality in the city’s architecture, which combines residential, leisure and service and commercial functions in one place. 156 flats and 27 commercial premises located in the municipality of Lesznowola near Piaseczno bring open, green courtyards to the area, which are a place for meetings and integration of residents.
Flisac Apartments Powiśle
Flisac is an exclusive apartment building located in the prestigious part of Warsaw’s Powiśle district, near the Świętokrzyski Bridge and the Mermaid Monument. Modern architecture, attractive appearance of the façade and high-quality finishing materials make Flisac stand out in the panorama of the city area next to the Vistula river. On the roof, a green recreational space with a glazed observation deck has been provided, and throughout the building a number of well-thought-out solutions to serve the residents.
Foksal 13/15
13/15 Foksal Street is a luxurious residential investment, which consists of two adjacent historical tenement houses located in the very center of the city, near the Royal Route. The project uses bold and rare architectural and technological solutions, while taking care of the historic values of the project. A 2-level car park, a SPA zone with a fitness room, an observation deck with a bar and a jacuzzi as well as guest rooms are the most important amenities that have been created with the comfort of residents in mind.
Woronicza Qbik
The Woronicza Qbik investment, commissioned in 2012, is one of the most unique residential projects in Warsaw in the recent years. In the building, located in Mokotów, there are 350 1- and 2-level loft-style apartments, with an area of up to 206 m2. Some of them are equipped with almost 6 m high panoramic windows, from which there is a view of the Warsaw city. An internal green patio visible through the glass façade adds a sophisticated character to the whole building.
Villa Pan Tadeusz
Villa Pan Tadeusz is Ghelamco’s first residential investment in Poland, completed in 2005. The building with the highest finishing standard, located in Warsaw’s Ochota district, includes 18 apartments and is situated next to one of the largest green oases in the city: Szczęśliwicki Park. Therefore, the project provides large windows and spacious terraces overlooking the nearby Park and lake.
Tumska Residence
The Tumska Residence is a part of an office and residential complex located at Bema Square in Wrocław – in the vicinity of the city centre and at the same time it is the first Ghelamco project implemented in Poland outside of Warsaw. The intimate building has 71 apartments of various living areas and an underground car park for residents. The unique character of the residence is created by an impressive inner courtyard with an illuminated fountain.
Warsaw Spire
Warsaw Spire is a complex of office buildings, located in the business part of the Wola district. Its dominant feature is a 220-metre skyscraper – one of the tallest in Warsaw. Inside the complex, the European Square was created, accessible to the city’s residents, with elements of small architecture, fountains and greenery. The investment received a “real estate Oscar” – the MIPIM Awards in Cannes and the title of Best Office & Business Development.
The Bridge
The Bridge is the largest office building currently under construction in Warsaw. The skyscraper will have an impressive height of 174 meters and 40 floors. The building will set a new quality on the real estate market, among other things, thanks to a network of intelligent solutions. It aims to be energy neutral and powered by 100% clean energy thanks to our solar farms. It is the first office project in Central and Eastern Europe to receive the prestigious SmartScore and WiredScore certificates, awarded to the most technologically advanced buildings in the world. The planned completion date of the office building is the first quarter of 2025.
Warsaw UNIT
It is a 46-storey, 202-metre-high office building, one of the most ecological and technologically advanced skyscrapers in Europe, perfectly in line with Ghelamco’s ESG strategy. Winner of the architectural award for the best commercial building in Poland 2022-2023 in the European Property Awards competition. The Warsaw UNIT is also the first skyscraper in Poland powered by 100% clean energy, thanks to its own photovoltaic farms. Ghelamco’s project is distinguished by its elegant, timeless architecture and original solutions, such as a kinetic façade in the form of a dragonskin waving in the wind, and a new attraction on the map of Warsaw – Skyfall Warsaw – a sky-high, fully glazed observation deck, guaranteeing visitors an unforgettable experience.
ESG AND ENERGY NEUTRALITY
As a leader in ESG, Ghelamco strives to achieve full energy neutrality. Thanks to the construction of its own photovoltaic farms, all of the developer’s buildings will be powered by 100% clean energy. The first skyscraper in Poland powered entirely by clean electricity is the Warsaw UNIT. We are also active in the area of reducing water consumption. A good example is The Bridge, where the reduction in water consumption will reach 75%.

ENGAGEMENT
Ghelamco’s goal is to integrate buildings with the city and care for the quality of public space by introducing a number of functional and friendly solutions that can serve local communities. In 2014, we established the Art in the City Foundation to take action to improve the quality of life in urban space. Its aim is to promote, support and disseminate artistic initiatives and to organize various cultural, sports and entertainment events for local communities. Thanks to these activities, Ghelamco is not only a company that implements unique development projects, enriching the architectural landscape of cities, but also a promoter of modern art implemented in the urban tissue. The fruit of the foundation’s work for local communities are the exhibitions of the Art Walk Gallery at the European Square in Warsaw, which has become a venue for numerous social, cultural and artistic events aimed at improving the standard of living of the residents and the working conditions of the office users.
